Building a house is a huge expense and an important decision. Every investor would like the investment to be a dream come true. Therefore, it should be tailored to the needs of the people who will live there. As you know, cost plays a big role. So many people are looking for ways to save money. One of them is to buy a ready-made house project instead of using an architect. In this case, even a few thousand zlotys can be left in the wallet. However, when choosing a design, you need to think carefully so that you do not regret it later.
It is a mistake to choose a house design from a catalog without taking into account the plot of land. This is because it may turn out that the property will not be able to stand on it, for example, because it is too large. It should be borne in mind that there are regulations on the distances that must be maintained between the house and the boundaries of the plot. Imprudently buying a design without taking the plot into account could end up with you having to pay for alterations, or worse – buying another design. Then, instead of saving money, you will expose yourself to quite a lot of expenses.
Very modern designs are often breathtaking. Unfortunately, when you take a closer look at these designs, the layout of the rooms, their size, etc., you may find it difficult to live in it comfortably. Beautiful large windows? Great idea, but if we have a nice view, because if they overlook the road or the neighbor’s yard, they can be quite a disappointment.
On websites with ready-made designs, there are often suggested costs for building a property. Unfortunately, they are often nowhere near current prices. Then it may turn out that you can’t afford to build it. It is worth remembering that the quoted prices, if they already agree, are usually for the shell alone, without labor and installation. Such prices can be useful to know indicatively whether we will pay less or more to build such a house. However, they have rather little to do with the final costs.
It is a good idea to create a list, which will include the most important issues such as the number of bedrooms, bathrooms, etc. Looking at the visualization, you can often be tempted to go for a design that does not meet these requirements, which can be troublesome later – for example, the lack of a laundry room, a dressing room or one bathroom for a family of five. It is worth paying attention not only to sample visualizations, but also to the plan and dimensions of the rooms. It is a good idea to measure them accurately, so that you can roughly imagine them and determine whether their size will be sufficient to set up, for example, a dresser, desk, closet, etc.
